Forest Hill Waldorf

Found this Waldorf on Realestate.com.au (address deliberately withheld in respect of the new owners privacy). They did a great job on all the selections!

Love how the greys all flow and complement each other in the facade, steps and driveway! I hope my greys turn out ok cos I didn't do a full render like this one. I am surprised they were able to put a light next to the downpipe on the garage. Was told this couldn't be done. 

They've kept the Blanco appliances and chose the glass canopy rangehood - so have we :)

That's the standard promo staircase but the floorboards are definitely a post handover job. You can tell because there's no sign of any quads anywhere!

Just want to say.. what a funky coffee table!

We've allowed for a pendant light over the dining room too. Just need to choose a nice one.

Master ensuite. I thought having two big bowels would look funny but actually it looks pretty good. 

Master. I like having the WIR behind the wall but unfortunately the Marriot doesn't have that and I didn't think to ask PD to redesign it for me. Never mind. Think it should still look okay. 

Floorplan. Shared Bathroom option and they've also changed the store room into an extended butlers kitchen. Not sure about the placement of that laundry...

Update: This house was sold for $1.42 million last week. Considering land there is about $700k, stamp duty $30k, the waldorf would be ~$500k, curtains $20k, floorboards and carpet $20k, demolition $15k, power pit $2k, loan interest during construction $50k, selling agent fees & marketing $20k, that's not a lot of spare change for profit! Not to mention, the headaches and time spent managing this whole build and construction process! 

Good buy for whoever has managed to negotiate that. Apparently it was sold pre-auction. Me thinks they should have gone through to auction!

  2. They bought the land at $450,000 a few years ago. So they definitely got a profit!!

Interior Paint - Wattyl Winter Mushroom

Painting is complete. We've gone for the grey finish to the walls. Here's how the Winter Mushroom looks. Originally we thought of doing white for the architraves and doors but got convinced by the colour consultant to use the same paint all round. Was a bit worried at first but it has come off nicely. 

Austral Hawthorn Bricks

Here's some photos of our Hawthorn bricks. These were category 4 upgrade and costs ~$5k. The off white mortar was another $1k on top. We chose to have the rolled joints instead of a flush finish. I think the off white mortar together with the rolled joints make the bricks stand out better and have been well worth the money.

External Elevation Drawings

These are the elevation drawings on how our house will look like. Wish they did a 3D model but this will suffice. This is our version of the Chatsworth facade. Notice the archway has been straightened to be more contemporary looking. One of our windows needs to be obscured. We've selected SatinLite finish instead of Spotswood glazing. The top of the balcony should be brick too so I've asked them to update it as a Post Contract Variation (even though I've picked it up before contract signing).  There's our extra laundry window and extended alfresco at the back Alfresco spanning the width of the house. Extra roller door to the back of the garage so we can drive straight through.  There's the big 3.6m feature window.  The maximum height they could do was 1.5m which is why it looks so short.
