PCI Checklist



My Practical Completion Inspection is on in about 12 hours time! Here's a comprehensive checklist I've copied from the Homeone forums. 


Indoors:
  • Continue to test light sockets even when the SS nags you to stop
  • Take electrical plan - make sure all powerpoints/light switches are correct
  • Check all taps work and basins drain properly
  • Take shoes off, walk around with sock and see if any sharp bits catch hold
  • Open all windows to check for ease of operation
  • Take your own light globes to test fittings 
  • Take a cloth in case you need to clean benchtops to check for scratches
  • Check flanges at the base of all cabinets
  • Check privacy locks work correctly
  • Check door handles are all level (not on funny angles)
  • Check you have all bath plugs
  • Flush toilets
  • Sit on toilets for a better view from the 'other' direction 
  • Take a copy of your contract and cross off each item as you inspect it
  • Fill the bathtubs with water, let it settle
  • Run showers on full, check water drains away and doesn't pool
  • Check where silicon meets bench tops
  • Check shower/tap fittings to ensure they have teflon/thread tape
  • Check ceiling paint for patches, especially where paint has been sprayed, not rolled
  • Get up in the manhole, check all insulation has been layed, not just thrown up in bundles
  • Looking at paint finish, door furniture, hinges, all skirtings, windows, shelving, cupboards 
  • Caulking around external doors, flanges at the base of all cabinets, 
  • sticky window winders, creaking hinges, even missing screws from the wardrobe tracks.
  • check for silicon where tiles meet benchtops

Outdoors
  • Check fit off of down pipes 
  • Check all clips are on down pipes
  • Check facia and gutters for scratches
  • Take gumboots or change of shoes
  • Check caulking around external doors
  • brickwork, render/paint work, mortar blowouts, 
  • finish around windows, cleanliness of site, 
  • installation of termite treatment
  • proper fitting off of downpipes and painting of the section at ground level that connects to the storm water (a white pipe)

General
  • Take packet of extra dots in case SS run out of them  
  • Ensure SS's handwriting is legible
  • Take step ladder/ladder to reach light sockets/climb into manhole
  • Don't jump ahead of your SS or go too fast. Make sure ALL of your concerns are noted down on paper and not skipped over. Don't move onto the next room until you are completely satisfied.
  • light globes (to check correct wiring and see if they all worked) 
  • A little electric shaver to test ALL power points, 
  • A torch (just in case it's dark underneath some benches) and I think a tape measure and small spirit level.

As I wasn't given much notice for this PCI, I wasn't able to book my independent inspector in for the same time. The site supervisor was okay for them to come next week for what will essentially be a second PCI booking for me.

Interior Paint - Wattyl Winter Mushroom

Painting is complete. We've gone for the grey finish to the walls. Here's how the Winter Mushroom looks. Originally we thought of doing white for the architraves and doors but got convinced by the colour consultant to use the same paint all round. Was a bit worried at first but it has come off nicely. 

Austral Hawthorn Bricks

Here's some photos of our Hawthorn bricks. These were category 4 upgrade and costs ~$5k. The off white mortar was another $1k on top. We chose to have the rolled joints instead of a flush finish. I think the off white mortar together with the rolled joints make the bricks stand out better and have been well worth the money.

External Elevation Drawings

These are the elevation drawings on how our house will look like. Wish they did a 3D model but this will suffice. This is our version of the Chatsworth facade. Notice the archway has been straightened to be more contemporary looking. One of our windows needs to be obscured. We've selected SatinLite finish instead of Spotswood glazing. The top of the balcony should be brick too so I've asked them to update it as a Post Contract Variation (even though I've picked it up before contract signing).  There's our extra laundry window and extended alfresco at the back Alfresco spanning the width of the house. Extra roller door to the back of the garage so we can drive straight through.  There's the big 3.6m feature window.  The maximum height they could do was 1.5m which is why it looks so short.
