$2.28 million Waldorf

You guys will love this one! Found what has to be pretty close to the most expensive Waldorf ever sold. $2.28 million sold July last year. Looks every bit the part!

Stirling Facade
You can't tell that much but there is a massive slope to this block. So much so, you can really only see the top floor from street level. The photographer did well masking that with this clever angle


The back:
Here you can get a better sense of how much slope there is here. Must be over 3m! I am surprised Porter Davis even built on this block. I originally thought having only 2/3rds of the back as a alfresco would look a bit odd but it actually looks okay. Notice they have enclosed the rear due to overlooking issues probably. 

Alfresco:
 Beautiful tiling

Dining Room:
With the enclosed rear option, there is meant to be a supporting pole in the middle of this room. I read on the forums that this pole / plumbing stack / whatever could not be avoided. How did these guys do it?? 

Family Room:
Notice they don't have bifolds or stackers. It's just a double sliding door with a big picture window next to it. Interesting way to keep the costs down. Still looks good. 

The Home Theatre:
I always thought the TV would go where the bulkhead is. Guess not. 

The Kitchen:
Tile splashback. Bulkhead goes all the way across the rangehood. We have opted to not have the bulkhead above the rangehood so it goes straight to the ceiling. 

The Lounge:
Notice the extra screening they have to add to the fence due to the slope and siting of the house. 

Bedroom 4:

Must be the Waldorf 43 floorplan since it has the bedroom access to the front balcony.

Looks like they have tiling behind the mirror. A friend of mine's didn't have this and the end result was visible plaster above the mirror as that bit was too small to tile.

Interior Paint - Wattyl Winter Mushroom

Painting is complete. We've gone for the grey finish to the walls. Here's how the Winter Mushroom looks. Originally we thought of doing white for the architraves and doors but got convinced by the colour consultant to use the same paint all round. Was a bit worried at first but it has come off nicely. 

Austral Hawthorn Bricks

Here's some photos of our Hawthorn bricks. These were category 4 upgrade and costs ~$5k. The off white mortar was another $1k on top. We chose to have the rolled joints instead of a flush finish. I think the off white mortar together with the rolled joints make the bricks stand out better and have been well worth the money.

External Elevation Drawings

These are the elevation drawings on how our house will look like. Wish they did a 3D model but this will suffice. This is our version of the Chatsworth facade. Notice the archway has been straightened to be more contemporary looking. One of our windows needs to be obscured. We've selected SatinLite finish instead of Spotswood glazing. The top of the balcony should be brick too so I've asked them to update it as a Post Contract Variation (even though I've picked it up before contract signing).  There's our extra laundry window and extended alfresco at the back Alfresco spanning the width of the house. Extra roller door to the back of the garage so we can drive straight through.  There's the big 3.6m feature window.  The maximum height they could do was 1.5m which is why it looks so short.
